Write home inspection reports on your phone: pick a template, walk the house section by section, log findings from a built-in defect library, and hand over a branded PDF before you leave the property. No bank account, no per-report fee, no cloud dependency.

How to use Inspector Owl

  1. Tap New inspection, enter the property, client and date, and pick a template — Full Buyer's Inspection, 4-Point, Pre-Listing, or one of your own.
  2. Open a section (Roof, Electrical, Plumbing, HVAC, and more) and add a finding. Speak or type what you see and pick a suggestion from the built-in 136-defect library — professional wording with the severity already set — or write your own from scratch.
  3. Attach a photo from the camera or your library to back up the finding.
  4. When every section is done, open Generate report to preview the PDF, then Share PDF to send it however you like — email, cloud drive, printer, anything your phone can share to.
  5. Settings → Export everything (JSON) gives you a full backup any time. Inspector Owl also keeps automatic local backups on its own.
  6. Templates tab: duplicate a built-in template and edit it freely, or start a new one from scratch — it's yours to keep.

FAQ

Does Inspector Owl need an internet connection?

No. It works fully offline, including in basements and attics with no signal. Sharing the finished PDF is the only step that needs a way to send the file somewhere.

Is Inspector Owl free?

Yes — while it's in early access, every feature is unlocked at no cost: unlimited jobs, templates, the full defect library, photos and the branded PDF report. No credit card is asked for.

Can I dictate findings by voice?

Yes. Tap the comment box, tap the microphone on your keyboard, and just say what you see — Inspector Owl matches your words against its 136-defect library and suggests the finding, entirely on your device. The app never records or receives audio; your keyboard does the speech-to-text.

What about the "Coming soon" AI polish chip?

That is a preview of a feature we're building next (AI-polished wording). It is not active yet and doesn't do anything today — nothing is sent anywhere by tapping it.

Can I get my data out?

Yes, any time: Settings → Export everything (JSON) gives you a complete, open backup file. Sharing a report's PDF works the same way, on your terms.
